Charles J Harrison Inventory Specialists
Property evidence prepared with care
Choosing an inventory company is not simply a question of who can attend the property. The quality of the report, the consistency of the process and the treatment of everyone involved can all matter later.

Overview
Independent reporting
CJH's role is to create a factual record. We do not decide whether a tenant should lose part of a deposit, and we do not turn ordinary use into dramatic language.
At check-out, we report relevant differences and observations. Any decision about liability, cost or deposit deduction remains with the landlord, agent, tenant and—if necessary—the relevant dispute process.

Overview
Written detail supported by photography
Photographs are valuable, but an unexplained image can be difficult to interpret. Our reporting approach combines visual evidence with structured descriptions so that the reader can understand the room, item and observation being recorded.
Overview
Consistency across a portfolio
Letting agents need reports that remain familiar and usable across different clerks, branches and property types. CJH uses controlled reporting standards while preserving the professional judgement required for each property.
Overview
Tenant review and traceability
Where the service includes tenant verification, the tenant is given a defined route to review the report and submit relevant comments. The original report, submitted comments and subsequent verified version should remain distinct and traceable.
Areas covered
Local operational experience
Our work across Cambridge and the surrounding area includes a broad mixture of apartments, period houses, student properties, family homes and rural premises.
Overview
Secure digital processes
CJH is building its systems around evidence preservation, version history, controlled delivery and recovery.
Overview
Professional communication
The best report is undermined by poor organisation. We place equal importance on clear instructions, appointment communication, tenant contact, access arrangements, key handling and delivery.
Overview
Suitable for one property or a managed portfolio
Private landlords can request a guided quote for a one-off booking. Letting agents can discuss a trade relationship, portfolio requirements, diary capacity and agreed account processes.
