We live in a digital world where google is the first port of call and more people are searching for properties online before even visiting an estate agents office, therefore, good photographs are becoming even more essential in marketing a house or business premises whether it be for sale or rent. It is often said that a picture can speak a thousand words and a great photograph will certainly get people through the door, but a poorly lit and wonky photograph will most likely do the exact opposite.

It is likely that anyone looking for a property will be searching Rightmove or an equivalent, and with so

many properties available to compare, poor quality images are guaranteed to stop buyers/tenants booking a  viewing. So, your home must stand out to make sure people do not discount you.

We have seen many examples of photos taken using poor lighting, bad angles and even blurred

photography. Just as a perfectly decorated home will achieve a higher price than a similar property that is tatty and in need of work, badly presented photography does impact how people perceive your property, so you need to ensure your property presents itself to its maximum potential.

When preparing to sell or let a property people often give it a new coat of paint, spruce up the garden, and clean every nook and cranny. So, after you have gone to so much effort to make your home stand out to prospective buyers, why allow poor photography to hinder the marketing. Without great pictures, all your home improvement efforts may be wasted. Your prospective buyer or tenant may pass your property over simply for a more inviting photograph.

Tips for preparing for interior & exterior photography

 

Exterior Property Photography:

Hide wheelie bins and move cars.

Tidy the front garden and path to the property.

We know it’s a pain but grab the mower and mow the lawn!

Set out garden furniture and tidy children's toys.

Interior Property Photography:

Clear the clutter and put utensils away. Open blinds and curtains. Bins are unsightly and not everyone loves dogs so hide away the pet food bowls. Interior photography relies on clean lines and well-lit areas. Where possible hideaway wires. Lighting is king so if it’s grey outside ensure lights work which will give a warm homely feel to your property.
