Inventory

Our inventories are prepared with high written detail, listing all contents along with condition in order that the property is returned in the same condition, after fair wear and tear is accounted for.

Check in

We meet the tenants at the property in order that they agree the condition from the moment they move in, along with electronic signatures for both keys and meter readings.

Mid term inspection

We will attend the property and inspect the condition during the tenancy, giving you feedback on how it is being cared for along with any maintenance issues.

Check out

We will return to the property at tenancy end to record any changes to its condition. This will then form the basis of a claim against a tenant’s deposit if necessary.

Energy Performance Certificates (EPC)

All domestic buildings within the UK that are available to buy or rent must have an Energy Performance Certificate (EPC). If you own a home, having an energy performance survey prepared could help you identify ways to save money on your energy bills and improve the comfort of your home.

Legionella risk assessment

In certain conditions legionella bacteria can grow within domestic water systems that may lead to legionellae disease, a fatal form of pneumonia. Landlords should conduct an assessment every two years to ensure the health and safety of their tenants. 

Electrical portable appliance testing (PAT)

The best way of ensuring that your appliances are safe is to have a PAT test. This is a good way for landlords to meet their obligations to maintain a good standard of electrical appliance safety within their rented property.

Floor plans

We prepare professional detailed floor plans in several different formats. Ideal for marketing material allowing potential tenants and purchasers a detailed view of layout and dimensions.

Smoke & CO detector testing

With the recent legislation regarding smoke and carbon monoxide alarms, we have introduced aerosol testing. The aerosol gases imitate either carbon monoxide or smoke, and are used in controlled bursts to test detectors. Please contact us for further information and pricing.
